THE TRUTH ABOUT THE LETTER OF INTENT TO BUY THE PROPERTY LOCATED AT MANINGNING ST. CORNER MATAHIMIK ST., QUEZON CITY

Unguided and uninformed detractors released thru the Facebook the Letter of Intent to Buy jointly signed by the Chairman of the Committee on Lot Acquisition and Dr. Corazon Flores which was given to the seller of the property..

There is nothing wrong in the release of this Letter of Intent. What is wrong and malicious is the unfounded insinuation that the Committee and its Chairman knew the details of the transaction. For clarification, this Letter of Intent was signed by the Chairman of the Committee because the seller of the property was asked to satisfy the three (3) concerns and requests of the PDA, namely:

1.      Register the property in the name of the seller to give the legal personality to sell;

2.      Delete the restriction annotated on the title (TCT) that only a dwelling house is to be constructed on the property; and,

3.      Remove the annotation of lis pendens annotated on the title (TCT) or pendency of a court case; and, if the said case is already dismissed, to secure a Certificate of Finality of the Order of Dismissal.

All the foregoing three (3) concerns/requests by the PDA were the results of the cursory study by Atty. Mario A. Aguinaldo.

For the seller to satisfy the concerns/requests of the PDA, there must be an assurance (by the PDA) that it would buy the property. This is but natural and fair because in complying and satisfying these concerns/requests, the seller has to work hard and incur expenses. THESE ARE THE ONLY REASONS WHY A LETTER OF INTENT TO BUY WAS ISSUED AND NO OTHER MEANING OR UNJUST/UNFOUNDED CONCLUSION CAN BE MADE.

THE COMMITTEE AND ITS CHAIRMAN DID NOT PARTICIPATE IN THE ACTUAL NEGOTIATION FOR THE PURCHASE OF THE PROPERTY NOR DID THEY NEGOTIATE THE PURCHASE PRICE OF THE PROPERTY. THE TRANSACTION (INCLUDING THE PURCHASE PRICE) WAS NEGOTIATED AND AGREED UPON BY THE SELLER, HIS AGENT, AND DR. CORAZON FLORES WHO REPRESENTED THE PDA.
